We booked a queen suite, which includes a couch and two arm chairs. The room was clean, beds were comfortable (neither hard nor squishy soft), and lighting was excellent (so many hotel rooms have dark or dingy lighting).
I'm giving the service rating a 4 only because we didn't use room service during our 3 days there so I can't comment on it, but the front office staff were extremely nice. It was also great to be walking distance of a few restaurants/shops. The beach at this point is excellent, not crowded at all. And it's immediately south of Coastal Kayak (barely 1/2 mile), so that was an added bonus. We'll definitely return.

A basic, no-frills hotel, but in a perfect location. The front staff was very nice. The room was clean, water pressure strong and beds fairly comfortable. The area is much more chill than Ocean City and the beach is just steps away.
My only complaint is that they allow dogs and one dog was barking constantly all day and into the night, until the owner got back to the hotel.

This is not a “5 star” luxury hotel, but it is worth a 5 star rating for being a budget-friendly hotel that will likely meet your needs for a clean, comfortable stay near the beach. I love that the room doesn’t have grimy carpets. They are basic, but modern and clean. While I would have loved a coffee maker in the room, the office pot of coffee was just fine. Friendly staff, cute “retro/vintage” feel. I don’t think that is what they are going for, but it’s just a well-maintained older property. Short drive to Bethany (our family’s preferred area here) and short walk to beach. We have stayed here 4 times and likely will in the future.
